Thank you everybody for your time and input. I am still not 100% sure about the best term in French, especially after reading François and Germaine's posts. But Laurent's seemed to me the most helpful and neutral answer.

Dans le cas qui nous occupe, je pense que l'expression la plus générique serait "actif sujet à épuisement". Par exemple:

À ma connaissance, les actions (entre autres) ne sont pas des actifs ayant une "durée de vie utile" et d'une façon générale, leur valeur ne diminue pas "dès le départ"; on s'attend plutôt au contraire (ce qui n'empêche pas les pertes occasionnelles). La dépréciation et l'épuisement d'un actif sont deux notions différentes. Même chose pour l'investissement à perte et l'investissement à fonds perdu.

as the longer you wait the less you would get trying to sell it, which agree with

"my Trustees shall have the following powers:
- to postpone any sale ... without being responsible for any loss, even though the part concerned may be comprised in a wasting ... investment" =
=> my Trustees won't be responsible if they lost money because of delaying the sale of this "wasting investment"

the other definition
"wasting investment (plural wasting investments)
(finance) Stocks redeemable on a certain date at a fixed price, for which a premium above the redemption price is paid."
doesn't fit in this ST. This investment was initially overpaid (= the premium), but except for that there are no other losses, no matter at which point in time you sell it. (important element as the timing of the sale matters in this ST)
